Why the climate here earns its own checklist
A garage door is mostly steel, and North Georgia gives it a hard time in four specific ways:
- Long humid summers. Cables fray from corrosion at the drum before they fray from wear, and unsealed roller bearings dry out and rust.
- Pollen season. Late March and April coat everything, including the safety sensor lenses and the inside of the tracks.
- Red clay grit. It blows in, settles in the track, and mixes with any lubricant that has been sprayed there into a paste that grinds rollers.
- The occasional hard freeze. A rubber bottom seal that freezes to the slab will stop a door dead, and the opener will treat it as an obstruction.
The two tests worth doing on a schedule
The balance test
With the door closed, pull the red release cord to disconnect the opener. Lift the door by hand to about waist height and let go.
- It stays put — the springs are carrying the weight correctly.
- It drops — the springs are weak or under-tensioned.
- It climbs — over-tensioned.
This is the single most valuable two minutes you can spend on the door. An out-of-balance door still works, so nobody notices, and meanwhile the opener does work it was never designed for and dies years early.
The reversal tests
Lay a 2x4 flat on the floor under the door and close it. The door must reverse on contact. Then, with the door closing, wave a broom handle through the photo-eye beam near the floor — it must reverse then too. These are two separate safety systems and both need to work.
Lubrication: twice a year, ten minutes
Use a white lithium grease or a spray sold specifically for garage doors. Not the original WD-40 — that is a solvent and a water displacer, and it strips the grease out of a bearing rather than replacing it.
Where it goes: roller bearings (the stem, not the wheel face), hinges, the coils of the torsion spring, the end bearings either side of the shaft, the lock bar.
Where it does not: the tracks. They are a guide for the rollers, not a bearing surface, and grease there collects grit. Wipe them out dry instead. Our guide to a noisy door goes into this in more detail.
The two-minute look
Every few months, with the door closed, run your eye over:
- Cables — particularly the last few inches where they wrap the drum. Any broken strand, kink or rust bloom means call somebody. A cable that lets go while the door is up is a serious failure.
- Rollers — wobble in the stem, a wheel that no longer spins freely, or chipped nylon.
- Hinges — cracks radiating from the bolt holes, which means the door has been running out of balance.
- The bottom seal — splits, and daylight along the slab.
- Track and bracket bolts — snug them if loose. Leave the bottom brackets alone; those are under cable tension.
- Springs — a visible gap in a coil means it has already failed, even if the door still moves.

What to leave alone
Two more worth adding to that list: a cable that has come off its drum, because rewinding it wrong puts the door out of square and bends track, and any adjustment beyond the basics to the opener's force settings, because those are what decide how hard the door pushes on the way down.
What this actually buys you
Springs are rated in cycles rather than years — a standard set is typically around 10,000 — and no amount of grease changes that arithmetic. What maintenance does change is everything else: rollers that last, cables that do not corrode through, an opener that is not dragging an unbalanced door, and sensors that work in April.
